FAQ: Updated Dec-2022 Que: What is resale price? Ans: Average Resale price is approx 3000 per sq ft right now where lower floor units are bit higher as compared to upper floor units. Lower floor units are approx 3300 psf where upper floor units are available in resale in 2800 psf. Park Facing units are also costlier than non park units.
Que: What is resale Process? Ans: The resale for registered unit is quit simple and can be done in 3 steps. Step 1. Seller to agree sale price and get into agreement to sale with Buyer or Broker. Step 2. Seller to make up to date payments for maintenance charges and obtain an NOC from maintenance department which is in the basement of Tower A in 16th Park View. This can be done in 2 to 4 working days. Step 3. After obtaining NOC from maintenance department, seller to obtain NOC from Builder by paying Rs. 20 per sq ft + GST from Gaur Biz Park. This can be done in 4 to 7 working days. Step 4. TM: After obtaining Builder NOC, seller & buyer to go to Deed Writer (Lawyer) for TM (Transfer of Memorandum) process. Builder NOC is required in TM set. TM fee varies on previous registration value, it is approx 1200-1300 psf and some miscellaneous charges. After submission of TM, buyer will get an acknowledgement receipt and it will take 5 to 10 working days to get a TM letter. Step 5. Registry: After Buyer/Seller get TM Letter, they approach again the Deed Writer (Lawyer) to get Lease Deed execution. The stamp charges are Rs. 7% and processing Fee 1% on the Agreement to sale amount. Buyer will get acknowledgement and registry can be collected in 2-3 working days from laywer.
Que: What is loan Process in resale? Ans: The loan process on registered unit is also very simple. The property loan is done on the basis of 1) Individual Profile and 2) Property. The steps are like: 1. Buyer apply for loan, submit his salary slip, IT docs, KYC with bank and get a sanction letter. 2. Buyer go for TM process, apply for TM, get TM letter from Authority and submit it to bank along with all property papers and agreement to sale. 3. Now bank prepares DD and hand it over to seller via it’s lawyer during the time of Registry.
Que: What is approx rent? 1. Ans: The aprox rent for 2 BHK is between 8000 to 10000 per month with maintenance. 2. The approx rent for 3 BHK is between 10000 to 13000 per month with maintenance.
