Circle Rate, Registrar Fee & Stamp Charges: Circle Rate is Rs. 25900/- Stamp Charges are 7% on the sale value or circle rate (Whichever is higher) and registrar fee is 1%, thus total 8% charges in registration.
Transfer & NOC Charges: In case of registered Plot or Villa, Seller have to obtain NOC from Gaurs or RWA or AOA if formed.
In case of property is unregistered and it is a builder transfer then the transfer charges are 75% of stamp charges.
Maintenance Charges: All Plots have monthly maintenance and it is approx 3000 - 3500 for a 100 sqy plot. For first time registered plots, maintenance is paid already for one year. After completion of 12 months, it will be charged on monthly basis.

All Plots owners must do construction on the plots within 4 years of possession, else there are penalties by builder.

Answer: In resale it’s all customized and depends on mutual understanding of buyer and seller but as a standard practice in Gaur Yamuna City and Noida, the transfer charges (Paid in Authority) for registered plots or Villas are born by Buyer. Where in case of builder transfer, the transfer charges are born by seller. For NOC the seller has to obtain it from relevant body either builder, RWA or AOA. There are no charges as per Authority Directions, the seller only has to clear all his maintenance charges, outstanding interest or penalties. - Pradeep Singh
Question: What are penalty Charges on construction? Answer: Gaur sent offer of possession to plot owners and plot owners were suppose to complete construction in 2 years. If plot owners are not able to complete the construction, there were penalty charges. These penalty charges were approx Rs. 500 per sq per day on a 100 sqy size plot. On 100 sqy plot, these charges are approx Rs. 1500/- per month. The interest charges are separate. Please also cross check this information with builder. - Pradeep Singh
Question: What are rental in 2nd Park View? Answer: The 2nd Park view is currently 50% developed and there are at least 100 plus constructions in progress. Many of the Tata employees working on Airport are staying in Gaur Yamuna City and also in 2nd Park View. The 100 sqy one floor rent is approx is Rs. 15000/- thus total 3 floor rent for 100 sqy size plot is approx 45000/- as per now (May 2024). - Pradeep Singh
